Are you legally required to have a Home Inspection by the mortgage company, insurance company or the provincial government? The answer is no. However most insurance companies have restrictions for which they will not insure a property, such as galvanized water pipes, knob and tube wiring or aluminum wiring, wood burning fireplaces to name a few. Please consult with your insurance company when purchasing a home for any restrictions in obtaining insurance which is usually necessary when you have a mortgage. Remember, financial institutions do require house insurance when you have a mortgage. If you are buying a detached house for cash there is no requirement for house insurance. If you purchase a property which has a condominium fee there may be insurance requirements as well. Be aware of such requirements before purchasing any property. Are Home Inspectors licensed? The answer is no. At this time the Provincial government is reviewing the possibility of licensing Home Inspectors. There are Provincial Standards for training of Home Inspectors. Do your homework and check out all the credentials of a potential Home Inspector working for you.  Are Home Inspectors insured for errors or omissions? Home Inspectors are not required to have insurance by law. There is “Error and Omissions” insurance available to Home Inspectors. You must ask your chosen Home Inspector if they have such insurance. If the Home Inspector finds something wrong, can I get out of purchasing the home? The answer is in the wording of your offer to purchase. If you want to be able to withdraw the offer on problems found by the Home Inspector you must put this in your “Offer to Purchase”. What is the cost of a Home Inspection? A standard Home Inspection for a home up to 2000 square feet is 300.00 dollars. There are many choices and options when it comes to Home Inspections. For example, a wood burning fireplace requires a W.E.T.T. (Wood Energy Transfer Technology) Inspection which is separate from a standard Home Inspection.
