The Electrical System.
What is the size of the main incoming service? Are there an adequate number of circuits to
meet the needs of the home? Are multiple rooms on the same circuit? Are the electrical
outlets grounded, the correct polarity, and the proper voltage level? These things and more
will affect how the electrical system will impact your daily living with breakers tripping or fuses
blowing and your safety.
The Heating and Air Conditioning System:
Is there proper air flow at each room’s registers? Is there one or more return air ducts? Is
the furnace operating efficiently and safely? These things and more will affect your comfort
and air quality and safety.
These and other home systems all effect how you will live in your new home. An inspection
according to the Standards of Practice will be done with respect to the Structural System, The
Building Exterior, the Roof System, the Plumbing System, the Electrical System, the Heating
System, the Air Conditioning System, the interior, the Insulation and Ventilation, Fireplaces
and Solid Fuel Burning Appliances. A copy of the Standards of Practice is included with each
contract. Where the inspector has credentials and licenses beyond those required for a Home
Inspector, he can offer a more comprehensive inspection on those specific areas.
